Our Senior Development Manager role is based in our Chicago, IL office and contributes to all aspects of ground up project execution. Responsible managing aspects of complex development projects during entitlements, due diligence, design, construction, and lease-up. Ability to work with stakeholders to create achievable project schedules, track milestone dates, and meet project deadlines.

WHAT YOU'LL DO

--- Predevelopment:

o Responsible for supporting due diligence on prospective land or building acquisitions: including, on-boarding required consultants; coordination with utility companies, city officials and 3rd party jurisdictional entities

o Budgeting and managing project costs from conceptual design stage through project close-out

o Preparing preliminary development timeline and critical milestones for project start

o Diligent efforts to obtain all permits and approvals required to commence construction

--- Development Execution:

o Responsible for supporting the execution of development projects: including, procurement and management of general contractor and project consultants, full review and approval of estimates, schedules, change orders and drawing coordination

o Verification of work in field

o Running weekly OAC meetings and tracking down critical issues

o Consult with clients, consultants and/or partners in the development and refinement of plans and specifications as necessary

o Continued coordination with city officials, utility companies, and other 3rd party jurisdictional entities throughout construction and building certification

o Establishing and issuing monthly reports for project partners

o Verification of monthly funding invoices and requests.

--- Post Development (close-out) Execution:

o Responsible for supporting the close-out of projects: including, overseeing the end of project walk-through's and coordinating the final items to be completed

o Coordinate the completion of work and inspections to receive substantial completion and final completion by required dates

o Obtain the Certificate of Occupancy from government officials

o Responsible for delivery of partner close-out checklist items, including completion of punch-list items, delivery of as-built or record drawing documents, project warranties and maintenance guides, final testing and commissioning, consultant drawings conformance letters, list of utility information, accounts, and providers and all required permits and condition of approval signoffs

o Manage the building start up and coordinate the building turnover with the property management company

o Understand and interpret lease language to complete owner responsibilities

o Support the leasing team with leasing efforts.

--- Project Teams:

o Provides informal assistance such as technical guidance, and/or training to co-workers

o Support project teams with the planning and supervision of assignments to project coordinators and/ or project consultants

--- Work Environment and Travel:

o Role is primarily in office with expected travel to job sites within the region

--- Other duties may be assigned.

WHAT YOU'LL NEED:

--- Education:

o Bachelor's degree in Architecture, Engineering, Construction Management, business or equivalent from 4-year college program preferred.

--- Industry Experience:

o Typically, at least 6 years commercial development management experience. Extensive experience in Industrial built to suits & speculative buildings. Experience with Multi-Family and Office/Life Science a plus.

o Ability to comprehend, analyze, and interpret complex documents, including geotechnical and environmental reports, construction plans, engineering/architectural drawings, and venture documents

o Knowledge and understanding of construction practices/techniques, Title III of ADA, contract laws, project controls and building support systems or any similar combination of education and experience

o LEED accreditation with current educational requirements preferred

o Ability to deal with a variety of decision-making situations in complex situations.

o Ability to quickly recognize problems and seek out associated team members to quickly resolve outstanding issues

o Draws on the analysis of others and makes recommendations that directly impact the company

--- Communication Skills:

o Excellent written and verbal communication skills

o Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to clients and team members

o Ability to effectively present information and influence audiences and outcomes

o Ability to effectively negotiate with contractors and municipal officials

--- Technology Proficiency:

o Requires proficient knowledge of scheduling software such as Microsoft Project and Microsoft Office Suite
